Hello and thank you for taking the time to read our posting - Currently we have an opening for a Community Manager of our 100 unit LIHTC Multi- Family apartment community in Seguin, Texas.

Our Community Managers are responsible for all facets of the property's operations including the general administration and overseeing the maintenance of the property. Their focus is to ensure the property's budget targets are met, and a high level of service is provided to our employees and residents. They are the team builders that hire, coach and lead high performing teams. We are looking for a leader with 3 or more years of property management and tax credit experience.

  • Lead, motivate, and develop your team. Provide coaching, training, guidance, ongoing feedback and motivation to team, ensuring adherence to company policies and procedures.
  • Utilize online accounting system, including but not limited to coding and approving invoices, completing Pre-month end and Month end reporting. Review budget control reports to ensure property is within budgeted expectations.
  • Ensure budgeted occupancy levels at budgeted rental rates and in conjunction with other goals of the property.
  • Ensure the effective execution of marketing programs, lease renewal strategies, and resident retention plans.
  • Ensure that all application paperwork is completed and complies with the requirements of the LIHTC Program.
  • The Community Manager oversees working the wait list, maintaining of all low-income files, updating of CMTS, marketing to those per the AFHMP, maintaining all supportive services as required by the LURA and training others to learn these tasks.
  • Complete all required reports in an accurate and timely manner.
  • As Community Manager, this position must effectively manage employee/residents' concerns in a professional and timely manner.
  • Inspect property regularly to ensure that it is well maintained and has good curb appeal.

What you can bring to the role:

  • Three or more years of industry experience. Low Income Housing Tax Credit (LIHTC) experience with TDHCA.
  • Your proven knowledge and experience managing a multifamily operation, which includes: daily/monthly reporting, leasing, marketing, maintenance and resident relations.
  • Strong understanding of financial statements such as budget, financial reports.
  • Strong understanding of federal, state and local fair housing laws and provisions.
  • Experience using Onesite property management software.
  • Experience using Microsoft Outlook, Word, and Excel.
  • Strong math and accounting skills.
  • Critical thinking skills.
  • Self-motivation, creativity, and the ability to be an inspiring leader.
  • Professional communication.
  • Superior management and professional leadership skills; capable managing a team.
  • Attention to detail, organization, strong time-management and problem-solving skills.
  • Ability to set, manage and meet goals and deadlines on a consistent basis.
  • Strong adherence to ethical standards including, but not limited to, the ability to maintain confidentiality and maintain fiduciary responsibility.

What is required:

  • High school diploma or equivalent.
  • Valid driver's license.
  • Industry certification preferred - For example - CAM, COS, HCCP

Job Type: Full-time

Pay: $48,000.00 - $50,000.00 per year
